Trying to work out the cost estimate of your Home Additions project? Before you do, you have to consider a lot of other factors. Each family and individual has different needs and desires from another. That is what makes every Remodeling and Additions project very different from any other of its kind.
One family, for example, might be looking to add a bedroom and bathroom for their children. Their current home is on a flat lot, with room to expand where they want to. Their home also has a simple roof plan that allows the physical connection of the addition to be completed without major structural changes to the existing structure. The plumbing system already has adequate capacity for the added bathroom and completing the connections for the drain and water supply aren't that difficult. Their municipality that governs construction permits and procedures is easy to work with, resulting in less energy and costs to their contractor. The finish level requirements for the addition are not extremely high - because it is a kids space and doesn't include lots of fancy, more expensive details.
Then again, a young adult could be looking at modernizing an existing bathroom in his Long Beach area condo, but the condo association has very strict rules about construction. Now it may require a lot of time for the contractor to obtain a clearance from the condo union, additional fees and other costs to get the project started.. Also there are the costs of the actual remodeling itself – bathroom fixtures, and fittings, additional accessories, tiles, countertops, cabinets, bath tubs etc. If he wants an ultra luxurious bathroom then the costs of the latest bathroom fittings such as the sunken tub, custom tiles etc add to the total cost of the project. Though there is no increase in the square footage in his condo, the cost of the tile, countertops and other plumbing fixtures add to the cost of the project. This project although smaller in square footage will actually end up costing more than the family's addition.
Most contractors and builders will give you large ranges of Price Per Square Foot in order for you to think about the overall costs without going into too much detail. For our examples, the first family could be looking at a price per square foot in the range of $70/foot to $150/foot - all depending on the actual details of the project. Our young lady in the second example could be looking at a much higher cost per sqft. Bathrooms and kitchens are absolutely the most expensive rooms in a home! They contain the majority of a home's systems - electrical, plumbing, HVAC. And because they are either public or intimate spaces, people typically finish them at a much higher level than other rooms in their homes. With her extremely high-end tastes, her small bathroom remodel could cost between $200/ft to as much as $400/ft!
You could either spend hours estimating the cost of the project down to the last cent, or you could simply ask a seasoned professional to do it for you. The best way to reduce the inconvenience is by hiring a competent Home Additions professional. We can help you hook up with the best and most experienced Home Additions contractors in Long Beach.
Before you talk to a contractor it's important to first understand what you want from the project. Then you can explain your vision to the contractor so he is able to execute your project. Petty hurdles and delays are normal in any large project, and you must steel yourself for these.
Wondering what the cost estimate of your project Home Additions is? Don’t know where to begin asking your contractor Long Beach? Below listed are A few guidelines for you.
1. How BIG is my Home Additions project estimated to be?
-Think in terms of square feet.
2. What structural changes are needed?
- Will it require an excavation or fill? Is there any sort of clearing necessary? Is it on a rocky uneven land or a flat lot? Is the drain scheme fine?
- Any changes to be made to the foundation?
-Does the place suit the sort of project you aspire? If on an existing building or house, then is the foundation strong enough for another floor to come up on it?
3. Have you planned the number of doors and windows that you want?
-Always know before deciding the openings on the outer four walls of your house, that it is these openings that are responsible for room temperature inside the house.
4. Any particulars specifically for the roof of my Home Additions project?
- Flat roof or commercial style roof? Are there angles that will need special concentration?
- What variety or string of shingles or tile do you want? Expensive clay tiles or molded rubber slate look-alikes? Simple 1 tab shingles?
5. What about interior finishes?
- Pricey, common door hardware or more production-level knobs and levers?
-Based on your budget and area you can either pick the standard carpet or Vinyl flooring, or get the luxurious solid wood, designer tiles or marble.
-Figure out how much carpentry you intend to get done.
- What style of countertops and durable surface materials do you suggest? Laminate countertops are by and large the least expensive decision s (although expensive laminate products available), while solid surface natural stone (granite, marble) or man-made solid surface countertops (quartz, aggregate, concrete, Corian) are more steeply priced.
- Lighting and electricity specifications?
-Is there need for a climate control system?
- What sort of fixtures are you considering? How much plumbing is necessary?

I have an existing rectangular clairemont home with attached single car garage, home is 3 bdr. 1 bath. I would like to expand off the back of the home and add an L shape, turning one of the existing bedrooms into a master with the addition of a bathroom. The additional bathroom would buttress the existing bathroom. I have a very large backyard with easy access through the front drive. The electrical panel is original to the home which was an ungrounded system, the home was built in 1969. |
Need 2 different estimates. One is just to remodel a main small bathroom using existing tub and must have ceramic tile. 2. We have a 4 level split. We currently have a 2 car attached garage that we want to build above on and extend to 2 car deep garage. Above room will have a new master bdrm, bath, and closet. Turn old 2 bathrooms into 1 main bathroom. |
